Credit Policy

 

Credit policies in all loan programs are subject to change without notice. However, we try to update our web site as frequently as possible. Rate and percentage of loan, will be based on borrower's credit scores. Credit score could be as low as 580. Rates and percentage of loan change for 580, 600, 620, 640, 660, 680, 700, 720, 740, 760, and 780 credit scores. Please call for further information. Loan to value has a direct effect on commercial loan rates. Borrowers borrowing up to 50, 55, 60, 65, 70, 75% of the property value, will receive considerably lower rate than borrowing 90% .

Multi-Family Units

Multi-Family units are structures containing five or more dwelling units with common area facilities. Multi-Family must be rented to tenant on a non-transient basis. Multi family building with less than 5 units is considered residential rather than Commercial, unless it is located in a commercial zone. Mixed Use Building

Mixed Use Buildings are properties with at least one commercial unit ( retail, office, etc.) and one residential unit.

Office Building

Office Buildings are designed for general commercial occupancy. Office use implies a general business use that does not include retail, manufacturing, or warehouse type operations.

Retail Building

Retail Building is designed for retail sales and displays and it usually has display front.

Self Storage

Self Storage consists of mini warehouses subdivided into a mixture of cubicles of generally small size designed to be rented for small self-storage or non-commercial storage.

Light Industrial

Light Industrial is a small size facility with no heavy manufacturing. Office space within light industrial ranges from 3% to 25% of the total area.

Warehouse

Warehouse is designed for storage purpose.

Mobile Home Park

Mobile Home Park is considered as long as not more than 25% of the total space is used for RV.

Flagged Hospitality

Flagged Hospitalities are hotels with national franchise affiliation.

Industrial

Industrial is where the principal structure is designed for manufacturing processes, heavy assembly and involves the use of heavy machinery.

Day Care

Day Care Centers are early childhood, handicapped, adult, and senior care facilities.

Health Care

Health Care Buildings are used for hospital, assisted living, or nursing home type operations.

Restaurant

Restaurants are constructed for the purpose of preparation and sale of food.

RV Park

RV Parks are designed for recreational vehicles.
